Jim Balko is a very honest and sincere professional with the higest integrity. Jim pointed out to us and addressed all o f the findings to the seller and got all findings satisfactory taken care of. Jim is a great and naturally down to earth person with a wealth of experience, patience and caring. There is a Stairlift installed in the home, we had no idea if it was operational or how to operate the Stairlift. Jim told us that he can arrange to get it remove, my wife said to leave it and Jim figured out how to operate the Stairlift and then trained us on the operation. I will most certainly call on Jim Balko should the need for buying or selling arise in the future, and I would certainly reccommend Jim Balko in a heartbeat.

Jim Balko is an excellent realtor. He is very professional and is extremely easy to get a hold of. Jim has over 20 years of experience in various careers in house building and he uses that wealth of knowledge to be an excellent agent. His understanding of the technical aspects of roofing, plumbing, electricity etc. is a huge plus. While looking at houses he was very honest and told me the benefits and drawbacks of each house as well as the repairs and additions that could be made. In addition, Jim has a team of individuals that he works with regularly who are also very professional, this makes the escrow period seamless. After the inspection, Jim and I looked at every area mentioned in the report and went over how to fix it. Jim is also a tough negotiator; he has strong business ethics and ensures that you are buying the house at a fair value in addition receiving credits from the seller. Being a first-time home buyer, I was very anxious, however working with Jim I knew that he truly had my best interest at heart. We sold our condo in Scottsdale in April and closed on it in May. From the time we accepted the offer I started scoutin g the Scottsdale & Fountain Hills areas for condos that matched our check list. When one would pop up for sale, we would consult with Linda for guidance and she would always "play it straight" with us whether it would be a good purchase or not. Shopping online from Indiana was really tough, but Linda kept listings of new properties for sale coming to us daily. If we saw one that checked the boxes, Linda would take the time to do a video tour with us and we always felt we got an honest opinion from her since she was seeing it live and in person. My wife was on stand-by to fly to AZ if we found a place that fit the bill that we could possibly make an offer on, but that never happened...you know why?? Because Linda Nelson found us the place that checked ALL the boxes, did an extensive video tour with us, told us that she felt in her absolute professional opinion that this was the one based on knowing us and our buying criteria and we made the offer that day sight unseen (she also guided us on the best way to write the offer to increase our chances of acceptance). In our home buying experience, we have always found real estate agents to be mostly useless. They have rushed us throug h homes when looking at them. They don’t answer their phones when we call. They argue with us when we want to negotiate with the buyer. All things we strongly believe are actually part of the job! In our latest home purchase, we have found that diamond in the rough.
Jessica Kreuser is an agent we knew we wanted to use when we decided it was time to move. We have always known that Jessica had a knack for negotiating, selling, and working with people. What we didn’t know was how far she would go to ensure that the home buying process was seamless and not stressful.
Jessica is a great communicator and can do so without sounding condescending or rude. She can calm any situation, and explain potential problems or issues during any step of the home buying experience.
Jessica has a background in building houses (she and her family have built 2 of them from the ground up!). When we were having some HGTV moments, she had the experience to walk us through the process of what to do to make it a reality. She was also able to see a house for what it could be and explain improvement projects and estimated costs. That additional expertise is invaluable to buyers like us who have zero home building skills!
Once we found “the one,” Jessica took charge for both us and the seller (again, their agent was useless). She stayed on top of the seller’s agent to ensure all paperwork was filled out correctly. The house has solar panels and she worked with the solar panel company to be certain that we all understood what we were signing ourselves up for. She negotiated with the buyer on our behalf (without notifying us in case it didn’t work out) to have them help pay down the loan on the solar panel lease. When we learned that the buyers were not moving out until the day of close, she took the initiative to schedule a cleaning service so we could have a clean house when we move in.
She has gone beyond what any other agent would do.
I would recommend Jessica Kreuser to absolutely any person (family, friend, or stranger) who asked for a recommendation. I cannot thank her enough for keeping the home buying experience stress free.

Scott always reponded to my messages, emails and phone calls even after hours so to speak although I am convinced he doe sn't really have "hours". He most generally responded immediately but on the rare occassion I had to leave a message he was extremely quick to get back to me. Peggy Ballman went out of her way in many ways with dealing with a new loan agent from the bank to arranging inspections , setting up an "unneeded" water inspection required by the loan agent. Peggy took me through several houses on the first day and a few more on the second day before we went back to the three that had the highest potential. Peggy would make neutral comments here and there, but she never attempted to sway me in choosing one over the over. She's very knowledgeable about the rules and regulations of the real estate business and very patient with those who didn't know about them, i.e. the loan agent. Peggy worked hard to make sure the bank was meeting its requirement for a VA loan and help them not miss a deadline. I would highly recommend Peggy to anyone!
